FEES TO TENANTS

For Assured Shorthold Tenancies (ASTs), Beauchamp Estates will only charge the following fees to tenants/applicants in accordance with the Tenant Fees Act 2019:

Holding Deposit (per tenancy)

  • One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year)

  • Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year)

  • Six weeks’ rent.  This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

  • Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Early Termination (Tenant’s Request)

  • Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

TENANT FIND
  • 12% of rent (Inc. VAT)
  • Collect and remit the initial month’s rent received
  • Agree to the collection of any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)
 
RENT COLLECTION
  • 14.40% of rent (Inc. VAT)
  • Collect and remit the initial monthly’ rent received
  • Deduct commission and other works
  • Pursue non-payment of rent invoice and provide advice on rent arrears actions
  • Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)
 
FULLY MANAGED
  • 24% of rent (Inc. VAT)
  • Collect and remit the initial monthly’ rent received
  • Deduct commission and other works
  • Pursue non-payment of rent invoice and provide advice on rent arrears actions
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify the landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold Keys throughout the tenancy term
  • Make any HMRC deduction and provide the tenant with the NRL8 (if relevant)

Additional non-optional fees and charges (Irrespective of the level of services)

Inventory and check-out fees vary, subject to the size and characteristics of the property.

  • Inventory only – approximately £75 – £170*
  • Inventory and Check-in are approximately £110-185*

  • Inventory and Check-in are approximately £110-£210*
  • Check out approximately £90-£195*
  • *Extra rooms such as en-suite bathrooms, garage, second lounge, garden, conservatory etc, and excessive crockery will incur additional costs depending on the number of rooms.

  • Typical prices vary from £300 – £5,400
  • Missed Appointments: If you fail to notify us within 24 hours or miss appointments, we charge £75.00 for cancellation.
  • NO SET-UP FEE.
