The most recent estimation of cost per m² in Cannes was set at 4988€ for apartments and 5170€ for villas, figures which are more than equivalent to London, New York and Paris.

Prestigious Promenade de la Croisette

Market trends show that investors tend to prefer 2-3 bedroom apartments with a sea view within minutes of the city centre. Therefore the luxury residences which line the prestigious Promenade de la Croisette are some of the most attractive properties in the city. With breathtaking sea views and close proximity to the chic beachfront boutiques and restaurants, property prices in this area vary from 15,000 - 50,000€/m².

Central Banane

Located within minutes of the Croisette, the uniquely-named Banane district covers most of the city centre. Vibrant and welcoming, this neighbourhood is popular with investors looking to purchase property for use as summer rentals thanks to the nearby restaurants, bars and shops. Perfectly placed for easy access to the beaches and the Palais des Festivals, property in this area goes for 5,000 - 10,000€/m².

Picturesque Palm Beach

Located at the far end of the Croisette, the Palm Beach area is every bit as glamorous as its American counterpart. Much of the property here is set on the waterfront overlooking the beach and the Mediterranean. Quiet and residential but within walking distance of the city centre, properties in this neighbourhood sell for anything from 12,000 - 15,000€/m².

Select Super Cannes

Set in the hills around the city, Super Cannes is where you’ll find some of the newest and most luxurious properties in Cannes. Surrounded by peaceful countryside and blessed with sensational views over the Bay of Cannes, if you’re looking for a secluded private villa this is the neighbourhood for you. Prices here range from 5,000 - 20,000€/m².

Chic Californie

Overlooking the Mediterranean, La Californie neighbourhood of Cannes has some of the best views in town. Within easy reach of the city centre, La Californie is set amongst the rolling hills around Cannes. Home to many art deco villas built during the roaring 20s, property here is both exclusive and in-demand. Apartments in La Californie sell for 8,000 - 30,000€/m² depending on size/location while villas are typically sold for 10,000 - 50,000€/m².
