Situated within one of England’s most sought after private estates, Camp End Manor is a stunning new residence, presented in an idyllic and unique setting. The design of the house was a direct response to the house’s unique location, its simple, sensitive plan provides balance and harmony, and its generous ceiling heights, windows and skylights allow natural light to flood its spaces.

Occupying one of the highest plots on St. George’s Hill, the house is in an authentic Regency style and extends to c. 1,600 sq.m (gross external area) set in c. 6,000 sq.m of land and landscaped gardens. The house is spread over two storeys and one basement level arranged around a grand elliptical, central staircase. The top–lit staircase is a pioneering, post–tensioned, solid stone structure, making it remarkably slender and providing an elegant focus to the heart of the house.

Camp End Manor was the winner of The Design et Al International Design & Architecture Awards 2017 and the What House? Award 2017 as ‘Best Luxury House’. It is a unique opportunity to acquire a landmark property in a prime position.

Respecting the rules of classical proportions of space and volume was a key design driver, and as a result, each principal room has floor to ceiling heights of 3.5m. Smaller ancillary rooms have lower ceilings but are still of a generous 2.7m, providing the house with a wonderful sense of balance.

The principal living spaces are arranged in the three wings of the house around the stair hall at ground floor level, with ancillary accommodation efficiently occupying the spaces between. The master bedroom suite occupies the full length of the south side of the house at first floor level, and it is from here that the view across the landscape can be appreciated the most. The ensuite bathrooms to bedrooms 2 and 3 have large skylights that cover the entire ceiling, filling each bathroom with light.

The lower ground floor contains the leisure spaces: descending down the helical stairs, the 12 metre swimming pool can be seen through a full–height, glazed wall prior to arriving at the wine bar, which is perfect for unwinding after a swim or workout. A cinema room and gym lead off from the wine bar, but the principal destination is the pool room itself, with changing rooms, a sauna and hammam spa. The far end of the pool room projects out under the garden, where an oculus roof light fills the space with natural daylight. Linked to the end of the pool is a spa area from where the full benefit of the roof light can be enjoyed.
